These General Conditions of Contract, hereinafter, CGC, regulate the conditions of booking and contracting services in UMA SUITES, web owned by SMART ROOMS COMPANY, SL, hereinafter, UMA SUITES, with CIF / VAT ES-B65786378 and address in C / TRAFALGAR 52 1º 2ª 08010 BARCELONA (SPAIN). UMA SUITES is a portal that offers tourist apartments of different owners. When you make a reservation, these conditions link: to the reserve holder, to SMART ROOMS COMPANY, S.L. as the owner of the UMA SUITES portal, and and in its case to the property or managing entity of the chosen accommodation.

Only those over 18 years old with sufficient capacity to contract can make reservations or hire services.




Reservation procedure


The reservation procedure are simple as

provide your information as the holder of the reservation


provide the credit card data necessary to pay the deposit and as collateral


During the reservation process, and prior to acceptance, you will be informed of your rate, price, taxes and fees, payment method as well as cancellation policy.




At the end of the process, you will be sent an email confirming receipt of the same, and specifying all the details of the reservation. If you notice an error, you must immediately notify book@umasuites.com to correct the error.


Rate conditions


Unless the specific conditions specify otherwise, reservations can be canceled without charges until 12:00 pm of 14 days before your arrival. 14 days before your arrival, 100% of the reservation will be charged (except for the tourist tax, which must be paid at check-in). In the case of late cancellations or no-shows, the rest of the stay will be canceled with 100% of expenses. In case of cancellation or no-show of non-refundable reservations, the amount of the same is not returned.



Upon check-in, a deposit will be blocked on the credit card that will be returned after check-out if the apartment is undamaged. Otherwise the deposit will be charged. The amount of the same can vary according to the apartment or the dates of reservation.



In case of arrival later than 8:00 pm, the keys must be collected at the Yurbban Trafalgar Hotel. c / Trafalgar 30, 08010 Barcelona.



The card requested as a guarantee is used for booking, payment, cancellation expenses as well as in case of damages that exceed the deposit.





Before making the reservation you will be provided with disaggregated information about the price, deposit, taxes and applicable fees.



SMART ROOMS reserves the right to modify prices at any time, always respecting the price indicated at the time of booking.



Payment Methods


You can pay in cash, transfer as well as with VISA, MASTERCARD, Amex and JCB credit cards.



Guarantee by credit card


In the reservation process we request a credit card for guarantee purposes. Charges will be made in the following cases:



To check the validity of the card and the existence of funds.


In case of no show (no show), leave outstanding balances on departure or cause damage to the property not covered by the deposit.


In case of non-refundable reservations, of the total amount of the stay


SMART ROOMS uses the system called SSL (Secure Sockets Layer), a payment system in a secure environment since it allows the encryption of the information transmitted during the transaction, ensuring the confidentiality of the same.



As a protection measure against fraud, SMART ROOMS could request by email to customers the sending of additional documentation to certify the identity of the buyer as the legal owner of the credit card. This accreditation may be attached in digital format in pdf or jpg format in the same email in which it is requested, to expedite the validation of the order and proceed to send it as soon as possible.




Other expenses




The apartments are delivered clean but cleaning services are offered at an additional cost. In addition for stays of 7 days or more a cleaning and a weekly change of sheets will be included free of charge.



Payment of tourist taxes


The reservation process informs about the applicable rates in a disaggregated way.





It is necessary a deposit that will be returned on departure as long as the apartment is in good condition and the keys in a visible place, inside the apartment. The amount will depend on the apartment and the reservation date.



Concierge service


For concierge services, such as booking tickets and others indicated on the website, you should check availability and conditions in our reservations department. These services are not contracted online.

Cancellation and withdrawal


The specific conditions of your reservation will include cancellation conditions indicating the term and the cost of cancellation. In case of non-refundable reservations, only the cost applied for tourist taxes is returned.



If reimbursements are made, they will be made in the chosen payment method.

In case of no show (NO SHOW) the client also pays 100% of the stay.

The making of reservations and contracting of services in UMA SUITES requires the acceptance of the treatment of the user's data in accordance with our privacy policy, including communication to the hosting management entity as well as the sending of commercial information electronically. Read this policy carefully to know how we use the data of users and how to exercise the rights of access, rectification, cancellation and opposition.






These CGC are governed by Spanish legislation. To resolve any dispute or conflict arising from the purchase of products in UMA SUITES, the parties agree to submit to the courts or tribunals of Barcelona, ​​waiving both parties to any jurisdiction or jurisdiction to which they may be entitled, unless this is imperative in the case of consumers and users, in which case the competent jurisdiction will be that corresponding to their domicile.
